I live in TN, no where near that amount of highway robbery on property taxes yet and no state income tax thank goodness. We do have a high sales tax at 9.75%. Obviously we have our own problems here too, believe me the grass is not always greener on the other side of the state line... sometimes you trade one problem for another...
$14,000 here for a 2600 sq ft house on .3 acre. Friends who have a 4500 sq ft on 2 acres pay $36k !!!!

And we have to pay for garbage, sewerage etc on top of that.

Friend in Indiana lives on a farm with his brother and sister in separate houses. Thinking is around 30 acres there and his taxes are around $6000/ year for the entire farm. Nice in that he has a large pond which he used to stock with fish (a creek ran through it). All he gets though is telephone (old copper) and electricity. Internet is via wireless there. With snow though he has to ploy a farm road to the main road and by himself takes a good part of one day to do.

Out here in rural VA, 6 acres will cost you about $2400/yr.. Actually 5.92 acres, If I had 6 I could zone A1 (agriculture) but I would have to buy a cow

Yeah friend in Indiana would lease part of the land for farming. 'Bout 10 years ago got in to walking with his wife throughout the fields (he built little walking paths). Then him / wife started to get rashes all over their bodies. I suggested that it might have been the insecticides used. He did cancel the leasing of the land and has let it go wild a bit and still walks but no more rashes these days. They have no farm animals and just a dog which lives in the house but does wander around the farm. He was on dial up modem internet until just a few years back. I did do a drawing for a wireless connection to town as he owns a 5 flat apartment building in town with a flat room and the apartment building has CC such that he could get it from his farm for the internet. The current wireless he uses is very simple 802.XX with only MAC security on it. It is also a shared connection.

NJ changed that law.. you need "x" amount of livestock/crops to be considered a farm tax rate
